Under Kenyan property and tenancy law (including the Registered Land Act / Land Registration Act and the principle of quicquid plantatur solo, solo cedit —whatever is attached to the land becomes part of the land), a tenant who makes structural alterations or permanent improvements to a rented property without the landlord’s express, prior written agreement cannot legally claim compensation upon eviction or lease termination. While tenants may remove non-permanent "tenant fixtures" before vacating (provided no damage is caused), permanent upgrades belong to the landlord unless a written contract specifically provides for reimbursement.
